Our place plans

Place plans!

What are place plans? They’re personalised plans to each of the 10 areas we cover across Yorkshire (and a few in Lancashire!)! They’re three year plans that set out how we’re going to improve where you live. We’ve built the plans based on information you’ve given us in surveys and also using some of our data too, as well as with local colleague knowledge.

We’ve personalised plans to suit the area and you can find yours further down the page. So, if there’s an area with a lot of antisocial behaviour for example, then we’ll focus on that but for another area it might be that some work needs doing to shared community spaces to make them nicer to spend time in.

Things change quickly so we’ll review them during that time in case we need to do something differently. We’ll check the plans are still relevant from what you tell us in surveys, complaints and from when you chat to us when we come to do your annual boiler check or to fix a repair. We’ll use the good and the bad feedback so we can address where we need to do things differently and know where we should do more of something too.

We’ve also set out our ‘Place commitment’ too so you know what to expect from us.

Our Place commitment 

  • We'll be out and about, making regular visits to your area to decide on what changes are needed to make it a great place to live. 
  • We'll make sure you've got an opportunity to shape the changes we make too, proactively building a relationship with you, our customers. 
  • We'll use local knowledge - yours and ours - to shape the changes we make, working with others on bigger problems that affect a wider group of residents.
  • We'll look for changes we can make in your community and communal areas so more people can enjoy them, and to make sure you get great value for money. 
  • We'll look for community solutions for anti-social behaviour and local problems.

Grass cutting and gardening

We want to make sure that we help keep your neighbourhood clean, tidy and well maintained so take an approach based on this rather than counting how many times our teams attend.

We'll usually cut the grass every two to three weeks, depending on the weather. We now "cut and mulch” which means we don’t pick up the grass cuttings because it’s much better for the environment. Our equipment pushes the cuttings back into the soil instead of picking them up which, over time, leads to a much nicer lawn! This way of working is more cost-effective, too.

We’ll also look after the bushes and shrubs and will prune these up to three times a year, depending on how fast growing they are. We'll also carry out weed treatment up to twice a year and we’ll always be mindful of local wildlife when we do this too.

Tenant Satisfaction Measures

Tenant Satisfaction Measures (TSMs) have been brought in by the Regulator of Social Housing. They're are a way of comparing how landlords across the country are performing and to make sure that good quality homes and services are being provided. It also means landlords and social housing providers like us can be held to account when they need to do better for their customers.

For us, we see it as an opportunity to build your feedback and experiences into making our services better. And to do that, we've taken a look at what people in your area are telling us.
