A bit about Bradford 

Did you know that Bradford was once known as the wool capital of the world? Or that the famous artist David Hockney is from Bradford?  It was also the first place to serve “school dinners” back in 1906 and is home to over 4,000 listed buildings.

Here's what our homes look like in Bradford and on this page you'll find out what we’re doing to make it a place you can be proud to call home and what we've already done too.

New homes

We’re building 56 new homes across Yorkshire in Menston in Ilkley and Thackley.  For our new homes, all customers are housed from the local authority housing register. If you’re interested, please apply directly to them.

Tenant Satisfaction Measures, Bradford edition

Tenant Satisfaction Measures (TSMs) have been brought in by the Regulator of Social Housing. They're are a way of comparing how landlords across the country are performing and to make sure that good quality homes and services are being provided. It also means landlords and social housing providers like us can be held to account when they need to do better for their customers.

For us, we see it as an opportunity to build your feedback and experiences into making our services better. And to do that, we've taken a look at what people in your area are telling us. 

Some results and areas we'd like to improve:

  • 61% said overall, you were satisfied with our services
  • Less than 50% of you told us you were happy with our approach to managing anti-social behaviour
  • Only 56% of you are happy with your communal areas

You also told us:

  • 84% said we treat you with respect 
  • 63% said that we keep you informed about things that matter to you

What we've done already

  • We’ve actively looked for apprentices in the Bradford are to come and start a career with us. We sent out some letters, had open days at local colleges and schools and our gas and electrical engineers shared the opportunities with customers on their repairs visit too!
  • We partnered up with Places for People in Holmewood for a community clean up. We removed bulky items already flytipped, did some litter picking and customers could dispose of their excess waste with too. We removed three vans full of waste!
  • We started up running a coffee morning in the communal space with customers and have at least eight customers in attendance each week. Plans are also underway for some games afternoons.
  • We have monthly drop in sessions at Roger Court with their local place manager to give the customers there an easy way to chat with us.
  • We’re putting in a summerhouse at our supported housing project for young parents in Keighley. The space meant that residents were able to have group sessions like playgroups, breastfeeding support groups and health visitor sessions. We’ve also put in a shed for extra storage space.

New communities

New build homes mean new communities! We'll look at playing a more active role if you need help settling in. We'll aim to complete a home visit with you within the first six to eight weeks after you've moved in. A home visit will be to make sure you've got everything you need for your home and to share a little bit about your local area. 

What's to come

Here's what we'll be doing in the near future:

  • Improving communal areas: From April 2025 we’ll be doing checks on our communal areas and shared spaces, making a plan to put things right where they’re not.
  • We’ll be partnering up with other housing associations in the Bradford area to tackle problems together.
  • Continuing with our litter and flytipping project in BD4.
  • A group of colleagues who live and work in Bradford will be bringing their local knowledge, passion and expertise to make changes to your area that work for you, our customers in that area.  
  • Focusing activity where it’s needed most to help deal with anti-social behaviour. For example, we’ve recently based some of our colleagues in an area where we’ve had a higher-than-normal number of anti-social behaviour reports to help stop this happening.
  • Supporting those where English is not their first language by working with Manningham Housing who’ll offer a course on employment and training at one of our community centres.

Want to get involved? 

Local walkabouts - you'll be able to join us for a walkabout of your local area, where we can work together to see what needs improving. It could be anything from suggesting areas where a bench would be well used, finding some spaces for a BBQ area or bike store to make your neighbourhood a better place to live. We'll let you know when we're doing these either by letter, email or phone - we'd love for you to join us!
