Our first zero-gas development gets underway in Bridlington

We’ve started work on our first zero-gas development – a major milestone in our journey to net-zero and a big step forward for sustainable, affordable living in Yorkshire.

Located on Pinfold Lane in Bridlington, the Baycroft development will deliver 54 affordable homes and a 68-apartment extra-care facility, all designed with energy efficiency at their core.

We’re building these homes without traditional gas boilers - instead, using air source heat pumps, solar panels, enhanced insulation, and timber frames to cut carbon emissions and reduce energy bills for our customers.

Baycroft is being delivered by Yorkshire Housing and Housing 21, in partnership with Esh Construction and supported by Homes England.

“This site is setting a new standard for energy efficiency in the region, and it’s great to see construction get underway.

“With nearly 20,000 homes across the region, we’re committed to creating affordable, sustainable communities where people can thrive - and this development is a big step forward towards that goal.”

This development goes beyond the upcoming Future Homes Standard, which will require all new homes to be built without gas boilers - currently the UK’s largest source of household carbon emissions. From next year, we’ll be rolling out even more ambitious sustainability measures across all our new build homes.

Once complete, Baycroft will provide a mix of one, two, and three-bedroom homes across a range of tenures - including affordable rent, shared ownership, and rent to buy.

The extra-care facility, delivered by Housing 21, will also provide 68 apartments for social rent, supporting independent living with access to on-site care. Residents will also benefit from shared amenities including a restaurant, hair salon, and lounge.

The development represents a £25 million investment into the area and is expected to be completed by around December 2026. It’s also been supported by £3 million from Homes England through its Continuous Market Engagement Fund.

“Especially when it is for schemes like Pinfold Lane, which is a zero-gas development built with a focus on energy efficiency, and is providing specialist housing for the local community."
