YH Homes 2.0 delivers big improvement project for 28 flats in Bradford

We've completed a major improvement project at Allen Croft in Birkenshaw - a scheme of 28 flats built in the 1970s.

The homes were starting to show their age, with older double glazing and a SAP rating of a low C. A SAP rating simply measures how energy-efficient a home is, and a C rating meant there was room to make things warmer and cheaper to run.

Our goal was to bring every home up to exceed the Decent Homes Standard, making sure they’re safe, warm and in good repair. To do that, we carried out a full package of improvements, including the safe removal of asbestos, fitting brand new triple-glazed windows, installing solar panels, improving insulation and giving the buildings a much-needed external refresh. Together, these changes have made a big difference to comfort, security and running costs.

Like any big project, there were some challenges along the way. We needed planning and building control approval, the asbestos had to be carefully managed, and the site’s single entry and exit point made access tricky. To make sure everything went smoothly, we set up a dedicated working group, brought an architect on board and kept in regular contact with customers so they knew what was happening and when.

When the work was complete, several customers shared their feedback, and the response was really positive. Many said their homes now feel much warmer, look better and clearly meet the Decent Homes Standard. They also praised the quality of the work and the considerate way teams behaved on site. One customer said: “Couldn’t have nicer workmen, so considerate and patient.”

Customers also told us they were satisfied with the comfort and ventilation in their homes, and many strongly agreed the buildings now feel more eco-friendly. The recommendation scores were especially encouraging, with most customers rating us between 8 and 10 out of 10.

The project finished two weeks ahead of schedule and within the £800k budget, which is something we’re very proud of. The improvements have already made a clear difference - from warmer homes and lower energy bills to free electricity from the solar panels, better sound insulation and a refreshed look across the whole scheme. And as Steve Sapsford, our project manager, puts it: “Allen Croft shows what can be achieved when we involve customers right from the start. Their input helped shape the project, and seeing how happy they are now makes it all worthwhile. I also want to say a huge thank you to LB Roofing who have done an incredible job." 

Although the project has been completed, we’ll stay in touch with customers and keep an eye on the solar panel performance over time. Allen Croft now has safer, warmer and greener homes and we’re pleased withwhat’s been achieved alongside our customers.
