Our 2025/26 Annual Report and Financial Statements

We’ve published our Annual Report and Financial Statements for 2025/26, showing improved customer satisfaction, fewer complaints and continued investment in our customers’ homes and the services they rely on.

It’s been another busy year, and against a challenging backdrop for the housing sector, we’ve continued to deliver a strong operational and financial performance.

Like others across the sector, we’ve faced higher costs and a challenging housing market during the year. Despite this, we’ve continued to perform well and remain in a strong financial position.

Our turnover increased to £173 million, up from £165 million the previous year. We also maintained an 18% operating margin and delivered a group operating surplus of £34.7 million. This helps us keep investing where it matters most, improving our customers’ homes, building new ones and making the services our customers rely on better.

Rob Parkes, our Chief Financial Officer, said: “These results show that the investments we've made in our homes, services and technology are making a real difference for customers. Higher satisfaction levels and fewer complaints reflect the progress we’ve made in delivering better services and improving customer experience.

“Alongside this, we've maintained strong operational and financial performance, enabling us to continue investing in both existing and new homes despite a challenging economic backdrop. 

“While we remain balanced in our approach to future investment, our focus remains on delivering great homes and services today while ensuring the long-term strength and sustainability of the organisation.”

We’ve also seen improvements in complaints and customer satisfaction. Stage 1 complaints fell by 22% and customer satisfaction increased by 7%. This follows improvements to our repairs service, investment in technology and work to improve our existing homes.

At the start of 2026, we were also awarded a C1 consumer grading by the Regulator of Social Housing, the highest rating available for consumer standards. You can read more about that in this article.

We’ve now completed more than 4,000 homes towards our ambition of delivering 8,000 new homes across Yorkshire, taking us beyond the halfway mark. We’ve also recently secured £230 million in grant funding over the next decade, helping us plan ahead and keep building the affordable homes people desperately need.

We’ve continued investing in our existing homes too, including work to make more of them warmer and more energy efficient.
