Planned and Cyclical Maintenence
Painting the Outside of Your Home
We will paint the outside woodwork of all homes once every six years using modern high performance paints. This includes wooden windows, doors, fencing and gates. Before we paint your home we will carry out any repairs necessary to the woodwork.
All customers will be asked to choose the colour of key elements like doors and gates from a range of choices provided by our paint suppliers before any painting starts.
Painting common areas
We will review the condition of common areas - corridors, lobbies and stairwells every 6 years and redecorate them where needed. Customers will be consulted on colour choices for all schemes with the most popular choices being used.
Testing of Emergency Lighting
Emergency lighting is a safety feature that is installed in all communal areas. It is used to provide light in an emergency if the normal lighting fails so occupants can be evacuated safely. Our approved contractor tests all emergency lighting systems every 6 months. Any recommendations are reported back to us for further action.
Testing of Fire Alarms, Detectors & Extinguishers
For buildings in multiple occupation (for example sheltered schemes or blocks of flats), we will ensure that adequate fire safety precautions are in place by carrying out regular testing and servicing of fire systems. Weekly and quarterly checks are carried out as necessary.
We also have a programme to upgrade fire alarm systems on a cyclical basis, to ensure that our essential systems are up-to-date and meet legislative standards.
Lift Servicing
All lifts are inspected by our approved contractor on a monthly basis. Any recommendations are reported back to us for further action.
All lifts are also inspected by our insurers twice yearly and again, any recommendations are reported back to us for further action.
All repairs to lifts are classified as emergencies - we aim to complete these within 24 hours.
