New Lodge

Yorkshire Housing is working in partnership with Barnsley Council, Berneslai Homes and Frank Haslam Milan to provide 66 new affordable homes in New Lodge as part of stage 1 in a long term regeneration development.

Around 150 new homes have been ear marked for this area, split over a phased development that will be dependant on the current economic market. Phase 1 is planned to be on site in Spring 2009 and to complete in mid 2010.

Phase 1 has now received confirmation of over £3 million of funding from the Homes and Communities Agency, with Yorkshire Housing contributing the remainder.

There will be ten 2 bedroom bungalows, ten 2 bedroom houses, thirty six 3 bedroom houses and ten 4 bedroom houses. The majority of these homes will be for affordable rent with only six 2 bedroom properties being for sub market rent, with a view to being sold within 5 years.

Building Standards

The new homes will be built to high standards and constructed in line with the following standards:

  • Design and Quality Standards, are part of the government funding criteria, and outline minimum housing indicators that have to be achieved to improve the quality of the homes.
  • Secured by Design Certification, focuses on crime prevention at the design, layout and construction stages of homes and promotes the use of security standards.
  • Life Time Homes Standards, which set out design criteria and quality standards that aim to make life for residents as easy as possible, for as long as possible in one home.
  • Code for Sustainable Homes Level 3, means that the homes will be extremely energy efficient and tenants may save 50% or more off their current energy bills, which is good news as fuel prices continue to rise.

Deansfield Court

Deansfield Court

Deansfield Court is a new Extra Care scheme, developed in partnership with North Yorkshire County Council, Ryedale District Council and the Homes and Communities Agency, specifically for people aged 55 and over.

The 50 self contained apartments will benefit from a fully fitted kitchen, including oven, hob and fridge freezer, a level access shower room and emergency call facilities and internal hotel type telephone system.

The development is situated on Furlong Avenue off Beverely Road, which is around one mile from Norton and 2 miles from the town centre of Malton, with good accessible local public transport links.

  • Local amenities close to Deansfield Court include a convenience store, Post Office and doctors surgery and there is a supermarket 2 miles away in Malton.

    23 units are available at affordable rents, these comprise of twelve 2 bedroom, 3 person flats and eleven 2 bedroom, 4 person flats. There are eight 2 bedroom, 4 person flats available for sub market rent.

    The exterior front panels of the development are made from thermosetting resins combined with wood based fibres and manufactured under high pressure and at high temperatures, the raw materials used represent a rapidly renewable source as well as providing a low maintenance and environmentally friendly structure.

    Structural Insulated Panels are made up of an energy-efficient Polyurethane foam core, enclosed in a high-density OSB sandwich. This superior thermal performance makes for a very energy efficient home.

    The Homes and Communities Agency have provided over £1.5 million towards this scheme and Barnsley Metropolitan District Council are responsible for providing the land at this site for 5 thousand pounds per plot with Yorkshire Housing providing an estimated further £3.5 million towards the construction of the scheme.
